You are paying for the structure, not a finished villa
At THB 20M for 480 m² under roof, the standing structure costs about half the rate per square metre that finished Samui stock trades at. The difference is the finishing, and the risk that comes with it.
Finished Samui stock trades around ฿85,000/m².

Above Chaweng Noi.
There is no rental history: the house has never been finished or lived in. Any rental income starts only after completion.
What is left to finish
Budget the finishing with an independent builder before you commit. We can introduce local contractors and a surveyor to price the work and check what's already built.
Finished-stock benchmark from our Samui sales data. The cost to finish is the seller's estimate, not ours.
What you are buying
Sold as a company transfer.
The villa and its land are held by a Thai company, and the sale is a transfer of that company. Your lawyer checks the company's share register and accounts, the land documents at the Land Office, and two points in particular: the registered building permit covers only 223 m² single-storey and the marketed 640 m² two-floor layout is not reflected in it (buyer to verify), and the plot sits in Koh Samui's environmental protection zone 3(2). Both need written answers before completion.
- Flexible payment terms
Payment terms are flexible: the seller offers instalments. Ask us and we'll get the terms in writing for you.
Budget legal costs and a builder's survey. Company transfers carry different fees from a Land Office transfer; your lawyer will set them out.
Chaweng Noi, above the coast
High on the Chaweng Noi hillside, with the Gulf of Thailand in front. The beach and Chaweng are a short drive down.

Questions buyers ask first
Is the house finished?
No. It is an unfinished house, sold as it stands: the structure, sala roofs and pool shell are built; everything else is still to do.
How much to finish it?
The seller says around ฿12,000,000. That's their figure: get an independent builder's quote before relying on it.
How is it owned?
Through a Thai company; you buy the company. Your lawyer checks it before you commit.
What about the permit and the protected zone?
The registered building permit covers only 223 m² single-storey; the marketed 640 m² two-floor layout is not reflected in the permit, so the buyer must verify it. The plot is also in zone 3(2). Both need written answers before completion.
Are there floor plans?
Yes, both floors, dimensioned. Leave your email and we'll send them.
