Condo units are offered under either registered leasehold or registered freehold, subject to the Condominium Act's cap on foreign freehold ownership. Confirm which structure applies to a specific unit, and whether the freehold quota is still available for that unit, with the sales office and your own independent lawyer before reserving. The four standalone villas are a different case. The developer's own material states that villas, land, hotels and residences cannot be held directly in a foreign buyer's name in Thailand. Ownership structure for the villas has not been disclosed to us. Likely routes under Thai law are a registered long-term land lease combined with registered ownership of the building structure, but this must be independently confirmed with your own lawyer before reserving. The villas are never offered here as freehold.
