4-Bedroom Off-Plan Villa For Sale

This off-plan four-bedroom villa is set in the Mae Nam area on the north of Koh Samui. The design offers four bedrooms and four bathrooms plus an additional half bath, across approximately 263 square metres of internal living space.

Interiors are open-plan, with a European-style kitchen and a covered outdoor terrace beside a private swimming pool. The villa is designed in a Bali-inspired style, with a 2025 build year.

A foreign buyer cannot own land in Thailand outright. The compliant routes are a registered 30-year lease of the land with registered ownership of the building (superficies), a condominium unit within the foreign quota, or purchase through a Thai company, which we do not arrange or recommend. We state the structure offered for each property before you commit, and your lawyer verifies it at the Land Office.

Title: Chanote (Nor Sor 4) is the only full, surveyed title. Nor Sor 3 Gor is sellable but weaker. The deed copy is checked during due diligence.

Transaction costs, customary norms with allocation agreed per deal: transfer fee 2 percent, withholding tax 1 to 3 percent, and either specific business tax 3.3 percent or stamp duty 0.5 percent. Registering a lease costs 1 percent of the total rent over the term plus roughly 0.1 percent stamp duty.

Running costs to budget for: electricity at around 8 THB per kWh with pools and air conditioning, pool and garden upkeep, insurance, Land and Building Tax, and management or sinking-fund contributions on project villas.

Lease renewals: a renewal clause is a contractual promise from the lessor, not a guaranteed right (Thai Supreme Court 4655/2566).
